FOR LANDLORDS & PROPERTY MANAGERS

Popcorn Ceiling Removal for Las Vegas Rental Properties

Every vacant day costs you rent. Dated popcorn ceilings make units look older, photograph worse and get tenant complaints when they flake. We line up tested, licensed crews that work your turnover window — and give you the paperwork to protect you.

Scheduled between tenants · Asbestos tested first · Records for your files

Why Landlords Need to Test First

As an owner, you have more on the line than a homeowner. If a crew scrapes an asbestos ceiling in an occupied building, a duplex or a unit next to tenants, you could be dealing with contamination, complaints and liability. A lab test before any work — and a written report — is cheap protection. If it’s positive, only a licensed abatement company should remove it.

How We Fit Your Turnover

  1. Send us the unit list. Addresses, build years, rooms and your move-out and move-in dates.
  2. Testing during notice period. If possible, we sample while the tenant is still there so results are back by move-out (with the tenant’s notice as required).
  3. Removal in the vacancy window. Most single units take a few days including repair and paint.
  4. Finish to your standard. Many owners choose light knockdown or orange peel — it hides minor flaws and is easy to touch up between tenants.
  5. Records. Lab reports and invoices for your files and future buyers.

Think Your Ceiling Might Have Asbestos?

Homes built before the mid-1980s can have asbestos in popcorn or textured ceilings, and you can’t tell by looking. It’s the first thing we talk about at every estimate: we check your build year and set up a quick lab test if it’s needed — before anyone scrapes, sands or cuts.

Landlord Questions

Do I have to tell tenants about asbestos?

Disclosure and notice rules depend on the situation and the law. Talk with your attorney or property manager. A test report gives you facts to work with.

Can the tenant stay during removal?

For non-asbestos work in a sealed room, sometimes. For asbestos work, follow the abatement company’s instructions. Most owners schedule it during vacancy.

What finish holds up best in a rental?

Light knockdown or orange peel. It’s easier to patch and touch up between tenants than a smooth level 5 ceiling.
