TEST FIRST · YEAR CHECK

What year was your home built?

Don’t know? How to find your build year · Or pick: Before 1980 · 1980–1986 · 1987–1999 · 2000+

The year is a clue, not a test. Only an accredited lab test can confirm asbestos. Additions and remodels may be older or newer than the original home.

Home Built Before 1980

This is the era when spray-on asbestos ceiling texture was most common. The EPA banned spray-applied asbestos surfacing in 1978, so most homes built before then were finished before any ban applied.

  • Test before any work — no scraping, sanding, drilling or hanging fixtures.
  • If it’s clear: regular removal, about $1–$2 per sq ft (removal only) or $2–$6 per sq ft for a complete job.
  • If asbestos is found: licensed abatement (about $4–$20 per sq ft), or sealing or covering.
  • Selling? Expect buyers’ inspectors to flag it. Testing before you list puts you in control.
  • Older materials too: joint compound, old flooring and insulation from this era can also contain asbestos — mention any other planned work to your tester.

In Las Vegas, homes from this era are common in older central neighborhoods, parts of North Las Vegas and older Henderson, and Boulder City.

Home Built 1980–1986

New spray-applied asbestos was banned in 1978, but builders were allowed to use up existing supplies. That means homes finished into the mid-1980s can still have asbestos in the ceiling texture.

  • Treat it as suspect and test first. Many homes from these years test clear — but you can’t know without a lab result.
  • Planning removal? Book the test before you get quotes, so you know which price applies.
  • Selling? A clear test result is an easy selling point; a positive result is better handled before listing than mid-escrow.
  • Not sure if it’s 1985 or 1987? Check the county assessor record — the exact year matters here.

Home Built 1987–1999

Popcorn ceilings stayed popular through much of the 1990s — a huge share of Las Vegas homes were built in this period. By then, asbestos ceiling texture had been phased out, so these ceilings are much less likely to contain it.

  • Asbestos is less likely, but not impossible — especially if the home has older sections or materials.
  • Test if you’re unsure about the year, or if the home was built in phases.
  • Removal is usually a standard job: about $2–$6 per sq ft for a complete job with a new finish and paint.
  • Selling? Your build year alone answers many buyers’ questions. Updating the ceilings is mostly about looks and photos.

Home Built 2000 and Newer

Asbestos popcorn texture is very unlikely in homes this new, and popcorn ceilings themselves became much less common. If your newer home has heavy texture, removal or retexturing is usually a straightforward remodeling job.

  • Testing usually isn’t the first concern — but ask your contractor if anything about the home’s history is unclear.
  • Focus on the finish you want: smooth, light knockdown or orange peel.
  • Get a written quote that includes repairs, primer and paint.

How to Find Your Home’s Build Year

  1. Search your address on the Clark County Assessor website (Nye County Assessor for Pahrump).
  2. Check your closing documents or appraisal.
  3. Ask your real estate agent — listings usually show the year built.
  4. Note any additions or remodels and when they were done.

Additions, Remodels and Mixed-Age Homes

Many homes aren’t one age. A 1975 house might have a 1990s addition, or a 1995 home might have an older garage conversion. Ceilings in different parts of the home may have different textures and different histories. If your home was built or changed in phases, test each area you plan to work on.

Build Year Questions

What year did they stop putting asbestos in popcorn ceilings?

Spray-applied asbestos surfacing was banned in 1978, but existing supplies could still be installed. That’s why homes built into the mid-1980s can still have asbestos popcorn ceilings.

My home was built in 1985. Could it have asbestos?

Yes, it’s possible. Homes built from 1980 to about 1986 may have been finished with leftover asbestos texture. Test before any work.

My home was built in 1995. Do I need an asbestos test?

Asbestos is much less likely in a 1990s popcorn ceiling, but not impossible — especially if parts of the home are older. A test is inexpensive peace of mind if you’re unsure.

How do I find what year my house was built?

Look up your address on the Clark County Assessor website (Nye County Assessor for Pahrump), check your closing documents, or ask your real estate agent.

Does the year my house was built prove whether it has asbestos?

No. The build year tells you how likely it is. Only an accredited lab test can confirm whether your ceiling contains asbestos.
